The toughest part is not finding the deal or even getting the money, it’s the actual managing of the property. In any business you will notice when new management in place things change a bit. Take a restaurant for example, when there is new management it gets different feel, maybe the food doesn’t taste the same or the portions are not the same size. The same goes for real estate if you don’t manage properly and keep your eye on the ball, things will change and people will notice. The tenants you get may ruin the property, or the lack of repairs deteriorates the condition of the property, etc. So keep your property in good condition, you don’t need to redesign the place every time a tenant moves out but just keep it clean and functional.
